We offer a range of options for landlords, from our signature ‘Let Only’ service, through to Full Management & Property Maintenance.
We find high quality tenants for your properties by marketing on all major channels including Rightmove and Zoopla. Understanding your values, we vet and reference applicants on your behalf, offering peace of mind that you are getting respectful and trustworthy tenants.
Our Let Only service is charged at 2 weeks rent, plus VAT for tenancies set at 6 months or longer. Additional services can be added, including:
All services are charged at the original invoice amount, plus VAT, with the addition of a 20% administration fee. We are transparent with our pricing model, so landlords never receive any unexpected fees. By working in this way, we have built a reputation for ourselves as a solid, accountable and ethical property brand.
If you’re short on time but want to achieve a high-performing rental property, we take the hassle out of the day-to-day. Our experienced team can take care of everything using our carefully designed, streamlined systems.
As part of welcoming you to Crowding Bricks, we invest time in learning about how often you wish to be involved in management and maintenance. Many clients prefer to receive their net rent and let us do the rest. Others request notifications about suggested maintenance works to stay in the know.
We can tailor your preferred experience to suit your budget, number of inspections and any extras like cleaning or laundry. As with our Let Only service, any extra charges have a 20% administration fee on top of the original invoice, plus VAT. Transparency is what we believe makes us one of the top agencies to work with.
Each month, we collect rents on your behalf and remit these net of any fees to your bank account. For an even more hasslefree
service, we can work with your accountants directly. Our property management system makes it easy to see the rent and expenses paid.
Charges for full service management and maintenance vary, depending on the number of properties you own. For full transparency, this is 5-8% + VAT of gross monthly rentals collected. As we welcome you on board and learn about your portfolio, we can apply a more concrete figure. For now, it gives you an idea about our fee percentages.
As a member of the UKALA and Property Redress Scheme, we adhere to the highest codes of conduct putting our clients first. On welcoming you to Crowding Bricks, we provide you with the essential documentation and agreements to ensure you know the details of our services.
We utilise software for tenant and landlord reporting. This includes maintenance issues, rent queries and accounting for landlords. Our software is free of charge.
The system allows you to stay in control of what issues there may have been in your property, any works scheduled, carried out, and of course – your rental statements.
